- Communicate with Owner and learn their expectations of the proposed project
- Review prints, converse with architects/engineers, obtain qualified subcontractor's bids, and create a preliminary estimate for the owner.
- Closely review subcontractor proposals for conformance to scope, schedules, quality and budget.
- Consider value engineering for cost reductions, if needed, to bring the project within budget.
- Submit an updated estimate to the Owner, revealing any changes to the scope.
- Assist owner with approvals and permits
- Award subcontracts to the selected trade contractors
- Identify long lead purchase items.
- Coordinate the submittal process and prepare a project schedule.
- Provide and prepare the project supervisor of all pertinent information, prints, and necessary documentation.
- Throughout construction - hold progress meetings, review work development, schedules, material deliveries, testing and/or inspection reports, and to respond to any Requsts for Information (RFI)
- Process subcontractor payment applications, examine material invoices, and examine labor costs.
- Create, submit, and monitor the project punch list to preserve the completion as scheduled.
- Obtain necessary inspections and approvals that preclude the final use and occupancy permits.
- Submit all warranties, guarantees, operation and maintenance manuals, and any other close-out documents. Schedule instructional meetings with Owner and subcontractor as required.
